#1 looks in better shape than my house when I first bought it. Land it too valuable to not mow down like you said, though...

#2 would be an extravagant home by my standards. Whatever builder gets that lot, there’s a puncher’s chance I’ll be stopping by sometime in summer!

There’s a house for sale near me listed at $66k. I’m tempted. Not a great house. Small and ugly. Iffy neighborhood. Problem is, it’s not in an area where the value would appreciate in any meaningful manner if at all. It would be somewhere cheap to live and hopefully rent out after at best.

Yeah, both of their days are numbered, simply due to design and lack of square footage. A shame, as they are probably better built that many new builds here, even those in the low seven figures.

You’ll get to see questionable quality exterior cladding, cheap windows, and goofy light fixtures. The only question will be the design - will it be a mcmodern, faux craftsman, faux Mediterranean, decisions decisions.

When you ‘summer’ on an island, it gets expensive. Similar houses on ACK are probably 40% more.

Still cheaper than the Hamptons.

Woohoo. There are “studios” downtown with shared bathrooms, communal kitchens, no parking or laundry. Not on the water. They want around $1500 a month for rent.

Cottages are now “in” for builders. There’s one in Sammamish I work at just off of SE 13th, and one in North Bend which I’m none too fond of but there you go. The ones in Sammamish are admittedly nice and the layout of the community is good - at $675k a pop.

The Kirkland one is too rich for my blood. I don’t want a mortgage more than 3-3.5x income. If a person must buy, they should own the house, not the other way around. I want a vacation and nice car now and then too :)

I don’t mind cottages in most ways - less awful architecture, less wasteful. I don’t want a mcmansion. I think the margins are better for builders too - small lots more than make up for increased material costs, no doubt. But, they might encourage too much density, and I worry when buildings are built too close - some of the stacked-like-cordwood tracts out there scare me when I think of fire etc.

The neighbors house just sold for about $900,000, 3500 sf one one acre. My house appraised for $378,000 for 2400 sf on 2.5 acres. If my taxes go up too much I’ll have to move.

I grew up in a podunk farmtown a few hours inland of here. Gorgeous 250yo farmhouse with a barn, guest cottage, and pond on 16 acres of land, and it sold for less than most of these houses I’ve posted.

Nah, it’s still comparatively affordable, although prices are slowly rising. Lots of new construction in Poulsbo that I feel is asking waaaay too much.

My GF’s Sister just bought a 2000 sqft three-bedroom duplex on a 1/4 acre in Watertown MA for >$750K.

(We just bought a ~2100 sqft three-bedroom timber-frame home on 63 acres with a detached garage, 1500 sqft retail/industrial building and a small barn for <$240K.)

In my neighborhood, knockdowns (anything over a couple decades old) start at around $800k and then you also have to knock it down and build a house. And I don’t even live in one of the “high end” neighborhoods of Seattle.
